Zbog druga\u010dijeg, tradicionalnog rasporeda prostorija i veoma visokih plafona (naro\u010dito kod salonaca), starije nekretnine ostavljaju utisak ve\u0107e prostranosti i komfora.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Za\u0161to je novogradnja sve popularniji izbor?<\/h2>\n\n\n\n<p>Miri\u0161e na novo! I zaista, novo je uvek novo. A novi stanovi nose sa sobom \u010ditav niz modernih prednosti. Prvo i najva\u017enije za mnoge \u2013 ne treba da se renoviraju. Zahvaljuju\u0107i stro\u017eim gra\u0111evinskim propisima koji su stupili na snagu do 2026. godine i naprednim materijalima, danas se podi\u017eu stambeni objekti koji su visoko energetski efikasni.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Energetska efikasnost i ni\u017ei tro\u0161kovi<\/h2>\n\n\n\n<p>Visoka energetska efikasnost, odli\u010dna termoizolacija i implementacija sistema poput toplotnih pumpi, automatski i drasti\u010dno sni\u017eavaju tro\u0161kove mese\u010dnog odr\u017eavanja stana i ra\u010duna za grejanje. Od konstrukcije samog stambenog objekta i nadzora pri gradnji zavisi njegov krajnji kvalitet, pa u su\u0161tini nema mnogo oscilacija u kvalitetu starih zgrada iz istog vremenskog perioda, jer su mahom sve gra\u0111ene prema tada\u0161njim dr\u017eavnim standardima.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Standardi novogradnje: Pametne zgrade i zeleni paso\u0161i<\/h2>\n\n\n\n<p>Nove zgrade u 2026. godini podi\u017eu se po najnovijim svetskim ekolo\u0161kim standardima. One imaju izuzetno kvalitetnu termo, hidro i zvu\u010dnu izolaciju, a po zakonu moraju da poseduju i va\u017ee\u0107i energetski paso\u0161. Sistemi pametnih ku\u0107a (Smart Home), gde putem pametnog telefona kontroli\u0161ete grejanje, roletne, bojler i rasvetu, postali su standard, a ne luksuz.<\/p>\n\n\n\n<p>U takvim slu\u010dajevima, kod proverenih investitora, ne treba ni postavljati pitanje da li je novogradnja kvalitetna. Me\u0111utim, kupci i dalje moraju biti oprezni jer ima investitora koji poku\u0161avaju da u\u0161tede na zavr\u0161nim materijalima, pa onda takvi noviji stanovi br\u017ee gube na vrednosti.<\/p>\n\n\n\n<p>Svakako, za izgradnju modernih stambenih kompleksa upotrebljavaju se napredni materijali koji se pre dve decenije nisu ni koristili, a ujedno se primenjuje potpuno nova tehnologija gradnje. Me\u0111utim, \u0161ta se de\u0161ava kada odre\u0111enu povr\u0161inu stana treba funkcionalno korigovati?<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Da li je to zapravo izvodljivo?<\/h3>\n\n\n\n<p>U starogradnji, da, i te kako je mogu\u0107e! Kod stanova starije gradnje, naj\u010de\u0161\u0107e je mogu\u0107e pomerati, ru\u0161iti i podizati nove pregradne zidove kako bi uku\u0107ani prilagodili raspored prostorija isklju\u010divo svojim \u017eeljama i rastu\u0107oj porodici. Naravno, svaki prohtev ko\u0161ta, pa tako i kompletno renoviranje starog stana podrazumeva ozbiljne investicije. Jasno je da \u0107e promena u stanu biti onoliko koliko finansije to dozvoljavaju.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Sa novogradnjom slu\u010daj je ne\u0161to druga\u010diji i specifi\u010dniji.<\/h3>\n\n\n\n<p>Ako se kupac na vreme odlu\u010di za kupovinu stana u izgradnji (novogradnja u sivoj fazi), on ve\u0107 tada, u dogovoru sa investitorom, mo\u017ee direktno da uti\u010de na raspored prostorija, izbor plo\u010dica, sanitarija i parketa. Me\u0111utim, ako kupite ve\u0107 zavr\u0161en nov stan a raspored prostorija nije ba\u0161 ono \u0161to ste zami\u0161ljali, treba znati da za naknadnu adaptaciju nisu zahvalne pojedine moderne zgrade gra\u0111ene od armirano-betonskih elemenata. Ovakvi monolitni objekti zahtevaju naporan, veoma bu\u010dan, dugotrajan i skup rad ukoliko \u017eelite da menjate strukturu. Drugo, elegantnije re\u0161enje, ukoliko samo \u017eelite da pregradite veliki &#8222;open space&#8220;, jeste kori\u0161\u0107enje lakih gips-kartonskih plo\u010da i zidova.<\/p>\n\n\n\n<p>U ranijem periodu, za izgradnju ve\u0107ine stambenih objekata masovno se koristila puna opeka. Zbog toga su spoljni zidovi bili \u010dak i pola metra debeli, \u0161to je sjajno za izolaciju, ali ote\u017eava ozbiljnije intervencije na fasadnim otvorima.<\/p>\n\n\n\n<p>Danas je sve vi\u0161e modernih zgrada \u010diji su zidovi tanji, ali izuzetno tehnolo\u0161ki efikasni. Sa spolja\u0161nje strane se postavlja savremena termoizolaciona fasada visokih performansi (poput kamene vune debelih profila), \u0161to obezbe\u0111uje optimalnu temperaturu tokom cele godine.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Papirologija i birokratija: Put do vlasni\u010dkog lista u 2026. godini<\/h2>\n\n\n\n<p>Od po\u010detne ideje do realizacije kupovine ima mnogo va\u017enih pitanja, ali \u010dini se da najve\u0107u muku kupcima oduvek zadaje birokratija. Iako je e-Katastar znatno ubrzao procese, do kona\u010dnog vlasni\u010dkog lista i dalje treba pro\u0107i procedure i pripremiti ozbiljnu dokumentaciju, bez obzira da li je u pitanju stara ili nova nekretnina.<\/p>\n\n\n\n<p>Ako je u pitanju stariji stan, to zna\u010di da iza sebe ima ozbiljan broj godina, a \u010desto i duga\u010dak istorijat vlasni\u0161tva. Svedoci smo bili svakakvih peripetija na na\u0161em tr\u017ei\u0161tu nekretnina u pro\u0161losti, pa se de\u0161avalo da stan bude predmet vi\u0161estrukih prodaja. Iako su danas bele\u017enici (notari) to u potpunosti onemogu\u0107ili, oprez je nu\u017ean. Kupac, zajedno sa svojim advokatom, mora detaljno da proveri pravni sled imovine i zatra\u017ei sva dokumenta.<\/p>\n\n\n\n<p>Posebno treba biti obazriv kod novih nekretnina u izgradnji.
