Tr\u017ei\u0161te je reagovalo brzo, a posledice tog skoka i dalje su vidljive.<\/p>\n\n\n\n<p>U prole\u0107e 2026. situacija je druga\u010dija, ali ne i jednostavnija. Tr\u017ei\u0161te zakupa u Srbiji u poslednjih godinu dana kre\u0107e se suprotno od tr\u017ei\u0161ta prodaje, dok <a href=\"https:\/\/www.nekretnine.rs\/news\/analiza-trzista-nekretnina\/izvestaji-o-nekretninama\/cene-stanova-u-srbiji-saveti-strucnjaka-12331\/\">cene stanova<\/a> rastu, kirije bele\u017ee blagi pad.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Prodajne cene na maksimumu, kirije u korekciji<\/h2>\n\n\n\n<p>U martu 2026. prose\u010dna tra\u017eena cena stanova u Srbiji iznosi 2.249 evra po kvadratnom metru, \u0161to je rast od 7,97 odsto u odnosu na mart 2025, kada je prosek bio 2.083 evra. Od tada sledi postepena korekcija, sa najni\u017eim nivoom u decembru 2025. kada je prosek pao na 12,26 evra po kvadratu.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Beograd daleko iznad ostatka tr\u017ei\u0161ta<\/h2>\n\n\n\n<p>Razlike izme\u0111u regiona ostaju izra\u017eene.<a href=\"https:\/\/www.nekretnine.rs\/news\/zivot-u\/beograd\/kirije-u-beogradu-od-200-do-2-500-evra-razlike-izmedju-opstina-sve-vece-22685\/\"> U martu 2026. prose\u010dna kirija u Beogradu iznosi 14,45 evra po kvadratu<\/a> \u2013 \u0161to za garsonjeru ili manji jednosobni stan zna\u010di <a href=\"https:\/\/www.nekretnine.rs\/news\/zivot-u\/beograd\/stanovi-do-400-evra-u-beogradu-gde-ih-jos-ima-i-sta-realno-mozete-ocekivati-22688\/\">mese\u010dni izdatak izme\u0111u 350 i 500 evra<\/a>, dok dvosobni stanovi u zavisnosti od op\u0161tine lako prelaze 700 evra.<\/p>\n\n\n\n<p>Na drugom kraju nalazi se region \u0160umadije i Zapadne Srbije sa prosekom od 6,93 evra po kvadratu, gde isti tip stana ko\u0161ta i upola manje. <strong>Razlika izme\u0111u ova dva tr\u017ei\u0161ta jasno pokazuje koliko lokacija i dalje odre\u0111uje cenu zakupa<\/strong><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Prodajne cene stanova kao signal za kirije<\/h2>\n\n\n\n<p>Paradoks izme\u0111u rasta prodajnih cena i pada kirija nije trajan. Prema podacima Republi\u010dkog geodetskog zavoda za \u010detvrti kvartal 2025, <a href=\"https:\/\/www.nekretnine.rs\/news\/analiza-trzista-nekretnina\/izvestaji-o-nekretninama\/cene-nekretnina-srbija-kvadrat-stan-12399\/\">cene stanova u Srbiji<\/a> su porasle za 5,7 odsto na godi\u0161njem nivou,<strong> a Beograd je zabele\u017eio najsna\u017eniji regionalni rast od 6,32 odsto. Vlasnici koji su stanove kupili po vi\u0161im cenama pre ili kasnije uskla\u0111uju kirije sa novim tr\u017ei\u0161nim realnostima, \u0161to zna\u010di da trenutni pad kirija mo\u017eda ne traje dugo.<\/strong><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">\u0160ta to zna\u010di za podstanare<\/h2>\n\n\n\n<p>Tr\u017ei\u0161te zakupa u Srbiji prolazi kroz period korekcije nakon ekstremnog rasta iz 2022. i 2023. godine. Kirije su realno ni\u017ee nego godinu dana ranije, ali prodajne cene nastavljaju da rastu. Taj raskorak retko dugo traje \u2013 istorijski gledano, prodajne cene i kirije kre\u0107u se u istom smeru, samo uz odre\u0111eno ka\u0161njenje.<\/p>\n\n\n\n<p><a href=\"https:\/\/www.nekretnine.rs\/news\/trziste-nekretnina\/stanovi-i-kuce\/imate-20-minuta-da-spasite-novcanik-sta-obavezno-proveriti-pre-nego-sto-iznajmite-stan-22690\/\">Za podstanare, pad od skoro \u010detiri odsto na godi\u0161njem nivou je dobra vest,<\/a> ali uz beogradske kirije koje i za manje stanove lako prelaze 400 evra mese\u010dno, realna slika ostaje zahtevna.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Ne tako davno &#8211; pre svega tri godine &#8211; talas stranih zakupaca podigao je kirije u Beogradu za vi\u0161e od 50 odsto u kratkom periodu.
