Razlog mo\u017ee biti rast kamate, pad prihoda, gubitak posla, bolest, promena porodi\u010dnih okolnosti ili jednostavno \u010dinjenica da su tro\u0161kovi \u017eivota porasli br\u017ee od plate.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Oba re\u0161enja imaju isti cilj: da se obaveza prilagodi finansijskoj situaciji korisnika. Ipak, razlika je va\u017ena. Refinansiranje naj\u010de\u0161\u0107e zna\u010di zatvaranje postoje\u0107eg kredita novim kreditom, \u010desto u drugoj banci i pod druga\u010dijim uslovima. Reprogram zna\u010di izmenu uslova postoje\u0107eg kredita, naj\u010de\u0161\u0107e u istoj banci. Ako je problem u tome \u0161to na tr\u017ei\u0161tu postoji povoljniji kredit od postoje\u0107eg, refinansiranje mo\u017ee imati smisla. Ako je problem u tome \u0161to korisnik trenutno ne mo\u017ee da izdr\u017ei postoje\u0107u ratu, reprogram mo\u017ee biti prakti\u010dniji.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>U praksi, refinansiranje ili reprogram kredita ne treba birati prema visini nove rate, ve\u0107 prema ukupnoj ceni i odr\u017eivosti otplate.<\/strong> Ni\u017ea rata mo\u017ee pomo\u0107i danas, ali ako produ\u017ei rok za mnogo godina, kredit na kraju mo\u017ee biti skuplji.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Kada je refinansiranje bolje re\u0161enje<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Refinansiranje je najja\u010de kada korisnik ima urednu kreditnu istoriju, stabilna primanja i mogu\u0107nost da kod druge banke dobije povoljnije uslove. To mo\u017ee zna\u010diti ni\u017eu kamatnu stopu, bolju strukturu otplate, stabilniju ratu ili ukupno manji tro\u0161ak.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Me\u0111utim, prelazak u drugu banku nije besplatan. U ra\u010dunicu ulaze <a href=\"https:\/\/www.nekretnine.rs\/news\/stambeni-krediti\/uslovi-i-primeri-kredita\/kako-besplatno-proceniti-nekretninu-za-stambeni-kredit-10271\/\">procena vrednosti nekretnine<\/a>, administrativni tro\u0161kovi, nova dokumentacija, promene u vezi sa hipotekom i drugi prate\u0107i izdaci. <strong>Zato refinansiranje ili reprogram kredita treba porediti kroz efektivnu kamatnu stopu i ukupnu sumu koja \u0107e biti vra\u0107ena banci, a ne samo kroz mese\u010dnu ratu.<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Ako je razlika u kamati mala, a tro\u0161kovi prelaska visoki, refinansiranje mo\u017ee izgledati dobro samo na prvi pogled. Ako je kriza kratkoro\u010dna, prilago\u0111avanje otplate mo\u017ee pomo\u0107i. Ako korisnik dugoro\u010dno nema prihod za ratu, produ\u017eenje roka mo\u017ee samo odlo\u017eiti ve\u0107i problem.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Zato je najva\u017enije reagovati pre ka\u0161njenja. <strong>Banka obi\u010dno ima vi\u0161e prostora za dogovor dok je kredit jo\u0161 uredan nego kada docnja ve\u0107 postoji. Ako se obaveza samo pomeri, rata mo\u017ee kasnije ponovo postati problem.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">\u0160ta prvo pitati banku<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Pre odluke treba tra\u017eiti dve jasne ra\u010dunice. <strong>Kod refinansiranja: kolika je nova efektivna kamatna stopa, koliki su svi tro\u0161kovi prelaska, \u0161ta se de\u0161ava sa hipotekom i koliko se ukupno vra\u0107a do kraja otplate.<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Kod reprograma: koliko se smanjuje rata, da li se produ\u017eava rok, koliko raste ukupan tro\u0161ak i da li izmena uti\u010de na kreditnu istoriju. Treba pitati i da li postoji mogu\u0107nost privremenog zastoja u otplati, ako je problem kratkoro\u010dan.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Na kraju, refinansiranje ili reprogram kredita nije pitanje lep\u0161eg naziva, ve\u0107 realne izdr\u017eljivo<\/strong>sti.
