Euribor se menja, ali mar\u017ea uglavnom ostaje.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">\u0160ta je mar\u017ea banke kod stambenog kredita<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Mar\u017ea banke kod stambenog kredita je fiksni dodatak koji banka ugovara sa klijentom i dodaje na referentnu kamatnu stopu<\/strong>. <a href=\"https:\/\/www.nbs.rs\/sr_RS\/indeks\/\" target=\"_blank\" data-type=\"link\" data-id=\"https:\/\/www.nbs.rs\/sr_RS\/indeks\/\" rel=\"noreferrer noopener nofollow\">Narodna banka Srbije<\/a> obja\u0161njava da se promenljiva kamatna stopa kod kredita sastoji od referentne kamatne stope, na primer Euribora, i fiksne mar\u017ee banke. <strong>Drugim re\u010dima, promenljiv je deo koji zavisi od tr\u017ei\u0161ta, dok je mar\u017ea deo koji zavisi od uslova koje ste ugovorili sa bankom.<\/strong><\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"1254\" height=\"836\" src=\"https:\/\/s1.nekretnine.rs\/news\/app\/uploads\/2026\/07\/iStock-1032054036.jpg\" alt=\"Euribor plus mar\u017ea banke \u010dine nominalnu kamatu kod stambenog kredita\" class=\"wp-image-29155\" title=\"\" srcset=\"https:\/\/s1.nekretnine.rs\/news\/app\/uploads\/2026\/07\/iStock-1032054036.jpg 1254w, https:\/\/s1.nekretnine.rs\/news\/app\/uploads\/2026\/07\/iStock-1032054036-150x100.jpg 150w, https:\/\/s1.nekretnine.rs\/news\/app\/uploads\/2026\/07\/iStock-1032054036-768x512.jpg 768w, https:\/\/s1.nekretnine.rs\/news\/app\/uploads\/2026\/07\/iStock-1032054036-590x393.jpg 590w, https:\/\/s1.nekretnine.rs\/news\/app\/uploads\/2026\/07\/iStock-1032054036-288x192.jpg 288w, https:\/\/s1.nekretnine.rs\/news\/app\/uploads\/2026\/07\/iStock-1032054036-1200x800.jpg 1200w\" sizes=\"auto, (max-width: 1254px) 100vw, 1254px\" \/><figcaption class=\"wp-element-caption\">Nominalna kamata kod promenljive stope naj\u010de\u0161\u0107e se ra\u010duna kao zbir referentne stope i fiksne mar\u017ee banke.<\/figcaption><\/figure>\n\n\n\n<p class=\"wp-block-paragraph\">Zato dva korisnika mogu imati kredit vezan za isti Euribor, ali potpuno razli\u010ditu kamatu. Ako jedan kredit ima 6M <a href=\"https:\/\/www.euribor-rates.eu\/en\/\" target=\"_blank\" data-type=\"link\" data-id=\"https:\/\/www.euribor-rates.eu\/en\/\" rel=\"noreferrer noopener nofollow\">Euribor<\/a> plus 2,8 odsto mar\u017ee, a drugi 6M Euribor plus 1,9 odsto mar\u017ee, razlika ne nestaje kada Euribor padne. <strong>Ona ostaje ugra\u0111ena u cenu kredita.<\/strong><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Za\u0161to ista promena Euribora ne zna\u010di istu ratu<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Najve\u0107a zabluda kod stambenih kredita jeste o\u010dekivanje da \u0107e pad Euribora automatski zna\u010diti jednako veliki pad rate.<\/strong> To nije tako, jer se ukupna nominalna kamatna stopa ra\u010duna kao zbir referentne stope i mar\u017ee.<strong> Ako je 6M Euribor 3 odsto, a mar\u017ea 2 odsto, nominalna kamata je 5 odsto. Ako Euribor padne na 2 odsto, kamata ne pada na 2 odsto, ve\u0107 na 4 odsto.<\/strong> Upravo zato mar\u017ea banke kod stambenog kredita postaje klju\u010dna kada tr\u017ei\u0161ne kamate krenu nani\u017ee. Ona pokazuje koliko je kredit zaista dobro ili lo\u0161e ugovoren.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Euribor administrira <a href=\"https:\/\/www.emmi-benchmarks.eu\/\" target=\"_blank\" data-type=\"link\" data-id=\"https:\/\/www.emmi-benchmarks.eu\/\" rel=\"noreferrer noopener nofollow\">European Money Markets Institute,<\/a> odnosno EMMI, i on predstavlja referentnu kamatnu stopu tr\u017ei\u0161ta novca u evrima. Kod stambenih kredita u Srbiji naj\u010de\u0161\u0107e se koriste 3M ili 6M Euribor, \u0161to zna\u010di da se kamata uskla\u0111uje na tri ili \u0161est meseci, u skladu sa ugovorom.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Mar\u017ea, nominalna kamata i EKS nisu isto<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Mar\u017ea banke kod <a href=\"https:\/\/www.nekretnine.rs\/news\/stambeni-krediti\/\" target=\"_blank\" data-type=\"link\" data-id=\"https:\/\/www.nekretnine.rs\/news\/stambeni-krediti\/\" rel=\"noreferrer noopener\">stambenog kredita<\/a> nije isto \u0161to i ukupna kamata, a ukupna nominalna kamata nije isto \u0161to i efektivna kamatna stopa. Mar\u017ea pokazuje koliko banka dodaje na referentnu stopu. <strong>Nominalna kamata pokazuje zbir Euribora i mar\u017ee. EKS, odnosno efektivna kamatna stopa, pokazuje \u0161iru cenu kredita jer uklju\u010duje i druge tro\u0161kove koji prate zadu\u017eivanje.<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Zato nije dovoljno pitati banku samo kolika \u0107e biti mese\u010dna rata. To su dokumenti koje korisnik mora da pro\u010dita pre potpisivanja, jer se u njima vidi prava struktura kamate.<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Narodna banka Srbije je va\u017ena institucija za razumevanje promenljivih kamatnih stopa, za\u0161titu korisnika finansijskih usluga i ograni\u010denja kamatnih stopa. Evropska centralna banka nije administrator Euribora, ali njene odluke i o\u010dekivanja tr\u017ei\u0161ta uti\u010du na \u0161iri monetarni kontekst evrozone. Euribor je broj koji se menja, ali mar\u017ea je broj koji ostaje. Kada tr\u017ei\u0161ne kamate padnu, upravo ona pokazuje koliko je kredit bio dobro ugovoren i koliko prostora korisnik ima da pregovara, refinansira ili promeni banku.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Svi prate Euribor, ali rata stambenog kredita ne zavisi samo od njega.
