Me\u0111utim, upravo u tom \u201ckasnije\u201d krije se najva\u017eniji deo odluke. Kupac ne potpisuje samo po\u010detnu ratu, ve\u0107 ceo kreditni model koji posle isteka fiksnog perioda mo\u017ee ozbiljno da promeni mese\u010dnu obavezu.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">\u0160ta je kombinovana kamata kod stambenog kredita<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Kombinovana kamata kod stambenog kredita zna\u010di da otplata ima dve faze.<\/strong> U prvoj fazi va\u017ei fiksna kamatna stopa, naj\u010de\u0161\u0107e tokom prve tri ili pet godina. U tom periodu rata je unapred poznata i kupac lak\u0161e planira ku\u0107ni bud\u017eet.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">U drugoj fazi kredit prelazi na promenljivu kamatu. Kod evroindeksiranih kredita ona se naj\u010de\u0161\u0107e formira kao zbir mar\u017ee banke i referentne kamate, naj\u010de\u0161\u0107e Euribor<strong>a. Zato po\u010detna stabilnost nije dovoljna za procenu. U praksi, kombinovana kamata kod stambenog kredita taj rizik ne ukida, ve\u0107 ga odla\u017ee za kasniji deo otplate.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Za\u0161to kupci biraju ovaj model<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Po\u010detak otplate stambenog kredita \u010desto je najskuplji period za doma\u0107instvo.<strong> Pored u\u010de\u0161\u0107a, tu su tro\u0161kovi selidbe, opremanja stana, agencije, javnog bele\u017enika, poreza, name\u0161taja i prvih re\u017eija. <\/strong>Zbog toga stabilna rata u prvim godinama mo\u017ee da deluje kao racionalna za\u0161tita.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Zato kombinovana kamata kod stambenog kredita mo\u017ee odgovarati kupcima koji \u017eele predvidivost na po\u010detku, ali ne \u017eele ili ne mogu da uzmu kredit sa fiksnom kamatom tokom celog roka otplate. Taj model ima smisla samo ako kupac ima rezervu u bud\u017eetu i ako unapred ra\u010duna da druga faza mo\u017ee biti skuplja od prve.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Gde nastaje najve\u0107i rizik<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Najve\u0107i rizik nije u prvoj rati. Ona je poznata, jasna i \u010desto najbolje predstavljena u ponudi banke.<strong> Pravi rizik po\u010dinje onda kada se zavr\u0161i fiksni period.<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Tada postaje va\u017eno \u0161ta ta\u010dno pi\u0161e u ugovoru: kolika je mar\u017ea banke, koji <a href=\"https:\/\/www.euribor-rates.eu\/en\/\" target=\"_blank\" data-type=\"link\" data-id=\"https:\/\/www.euribor-rates.eu\/en\/\" rel=\"noreferrer noopener nofollow\">Euribor <\/a>se koristi, da li je u pitanju 3M ili 6M Euribor, koliko \u010desto se kamata uskla\u0111uje i koliko bi rata porasla u nepovoljnijem scenariju. Ako je po\u010detna rata ve\u0107 na granici ku\u0107nog bud\u017eeta, svako kasnije pove\u0107anje mo\u017ee postati ozbiljan problem.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Euribor je klju\u010dan za veliki broj kredita indeksiranih u evrima, jer predstavlja referentnu kamatu na evropskom nov\u010danom tr\u017ei\u0161tu. Njegov zvani\u010dni administrator je European Money Markets Institute, dok odluke <a href=\"https:\/\/www.ecb.europa.eu\/home\/html\/index.en.html\" target=\"_blank\" data-type=\"link\" data-id=\"https:\/\/www.ecb.europa.eu\/home\/html\/index.en.html\" rel=\"noreferrer noopener nofollow\">Evropske centralne bank<\/a>e uti\u010du na \u0161ire kamatno okru\u017eenje u evrozoni. Kupac treba da tra\u017ei jasan odgovor na nekoliko pitanja: koliko traje fiksni period, koja formula va\u017ei posle toga, kolika je mar\u017ea banke, koji Euribor ulazi u obra\u010dun, koliko \u010desto se kamata menja i koliko bi rata iznosila ako referentna kamata poraste.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Treba proveriti i efektivnu kamatnu stopu, jer <a href=\"https:\/\/www.nbs.rs\/sr\/ciljevi-i-funkcije\/zastita-korisnika\/eks\/\" target=\"_blank\" data-type=\"link\" data-id=\"https:\/\/www.nbs.rs\/sr\/ciljevi-i-funkcije\/zastita-korisnika\/eks\/\" rel=\"noreferrer noopener nofollow\">EKS<\/a> pokazuje \u0161iru cenu kredita od nominalne kamate. NBS kroz preglede ponuda banaka objavljuje modele stambenih kredita i kamatne stope, \u0161to mo\u017ee biti korisna po\u010detna ta\u010dka za pore\u0111enje, ali kona\u010dna odluka uvek zavisi od konkretne ponude banke.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Va\u017ean je i <a href=\"https:\/\/www.paragraf.rs\/propisi\/zakon-o-zastiti-korisnika-finansijskih-usluga.html\" target=\"_blank\" data-type=\"link\" data-id=\"https:\/\/www.paragraf.rs\/propisi\/zakon-o-zastiti-korisnika-finansijskih-usluga.html\" rel=\"noreferrer noopener nofollow\">Zakon o za\u0161titi korisnika finansijskih usluga,<\/a> jer ure\u0111uje na\u010din na koji banka mora da predstavi uslove kredita, tro\u0161kove, kamatnu stopu i obaveze korisnika. Kod promenljive kamate posebno je va\u017eno da elementi formule budu jasni, proverljivi i unapred odre\u0111eni.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Za kupca, kombinovana kamata kod stambenog kredita ima smisla samo ako razume obe faze otplate. Mo\u017ee biti dobra za kupca koji \u017eeli stabilnost u prvim godinama, o\u010dekuje rast prihoda ili planira mogu\u0107nost prevremene otplate, refinansiranja ili promene uslova ako tr\u017ei\u0161te postane nepovoljnije.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Problem nastaje kada se odluka donese samo na osnovu po\u010detne rate.
