Ovaj model naj\u010de\u0161\u0107e polazi od promenljive kamatne stope, ali uz postavljen maksimalni nivo do kog kamata mo\u017ee da poraste. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Kredit sa ograni\u010denom kamatnom stopom: \u0161ta kupac zapravo bira<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">To zna\u010di da kredit i dalje prati ugovorenu formulu, referentnu stopu i mar\u017eu banke, ali kamata ne mo\u017ee pre\u0107i granicu koja je ugovorena ili propisana va\u017ee\u0107im pravilima.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Kod evroindeksiranih kredita klju\u010dna referentna stopa naj\u010de\u0161\u0107e je<a href=\"https:\/\/www.euribor-rates.eu\/en\/\" target=\"_blank\" data-type=\"link\" data-id=\"https:\/\/www.euribor-rates.eu\/en\/\" rel=\"noreferrer noopener nofollow\"> Euribor.<\/a> Narodna banka Srbije, preko edukativnog portala <a href=\"https:\/\/tvojnovac.nbs.rs\/\" target=\"_blank\" data-type=\"link\" data-id=\"https:\/\/tvojnovac.nbs.rs\/\" rel=\"noreferrer noopener nofollow\">Tvoj novac<\/a>, obja\u0161njava da promenljiva kamatna stopa zavisi od promenljivih faktora, pa se sa njihovom promenom mo\u017ee menjati i obaveza korisnika kredita. <strong>Zato kredit sa ograni\u010denom kamatnom stopom nije isto \u0161to i fiksna kamata. U periodima nestabilnih kamata, plafon mo\u017ee delovati kao razumna za\u0161tita ku\u0107nog bud\u017eeta. Ipak, za\u0161tita nikada nije besplatna. Banka mo\u017ee ograni\u010denje da ura\u010duna kroz vi\u0161u po\u010detnu kamatu, druga\u010diju mar\u017eu, kra\u0107i period va\u017eenja plafona ili stro\u017ee uslove odobrenja.<strong> Zato se kredit sa ograni\u010denom kamatnom stopom ne poredi samo sa promenljivom kamatom, ve\u0107 i sa fiksnom i kombinovanom kamatom.<\/strong><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Gde je razlika u odnosu na fiksnu kamatu<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Najve\u0107a gre\u0161ka je kada kupac pomisli da je plafon kamate isto \u0161to i fiksna kamata. Nije.<strong> Kod fiksne kamate korisnik zna kamatu za ugovoreni period. Kod ograni\u010dene kamate kamata mo\u017ee da raste ili pada, ali ne mo\u017ee pre\u0107i unapred definisanu granicu.<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Zato je najva\u017enije pitanje \u0161ta je ta\u010dno ograni\u010deno: nominalna kamatna stopa, efektivna kamatna stopa, mar\u017ea banke, referentna stopa ili ukupna mese\u010dna rata. To nisu iste stvari. Ako je ograni\u010dena samo nominalna kamata, drugi tro\u0161kovi i dalje mogu uticati na ukupnu cenu kredita.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">\u0160ta ka\u017ee NBS okvir<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><a href=\"https:\/\/www.nbs.rs\/sr_RS\/indeks\/\" target=\"_blank\" data-type=\"link\" data-id=\"https:\/\/www.nbs.rs\/sr_RS\/indeks\/\" rel=\"noreferrer noopener nofollow\">Narodna banka Srbije, <\/a>kao regulator bankarskog tr\u017ei\u0161ta, poslednjih godina posebno ure\u0111uje pitanje maksimalnih kamatnih stopa kod stambenih kredita. Euriborom administrira<a href=\"https:\/\/www.emmi-benchmarks.eu\/\" target=\"_blank\" data-type=\"link\" data-id=\"https:\/\/www.emmi-benchmarks.eu\/\" rel=\"noreferrer noopener nofollow\"> European Money Markets Institute,<\/a> odnosno EMMI, koji je ovla\u0161\u0107eni administrator pod nadzorom European Securities and Markets Authority, odnosno ESMA.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Evropska centralna banka, odnosno ECB, ne odre\u0111uje direktno ratu stambenog kredita u Srbiji, ali njene odluke o klju\u010dnim kamatnim stopama uti\u010du na \u0161ire kamatno okru\u017eenje u evrozoni. Zato kupac ne treba da gleda samo po\u010detnu ponudu banke, ve\u0107 i na\u010din na koji se referentna stopa koristi u ugovoru.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">\u0160ta obavezno proveriti pre potpisivanja<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Pre nego \u0161to prihvati kredit sa ograni\u010denom kamatnom stopom, kupac treba da pita banku koliki je maksimalni nivo kamate, koliko dugo va\u017ei ograni\u010denje, da li se odnosi na NKS ili EKS, koja je mar\u017ea banke, koji referentni indeks ulazi u formulu i \u0161ta se de\u0161ava ako tr\u017ei\u0161ne kamate padnu.<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Treba proveriti i efektivnu kamatnu stopu, jer EKS pokazuje \u0161iru cenu kredita od nominalne kamate. NBS na portalu Tvoj novac obja\u0161njava da EKS poma\u017ee korisniku da uporedi uslove pod kojima razli\u010dite banke nude iste kredite. Posebno mo\u017ee biti zanimljiv doma\u0107instvima sa stabilnim prihodima koja ne \u017eele da sav rizik rasta referentnih stopa ostane na njima.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><em>Sa druge strane, <strong>kredit sa ograni\u010denom kamatnom stopom<\/strong> nije dobar izbor ako kupac ve\u0107 po\u010detnu ratu uzima na granici svojih primanja<\/em>. Plafon mo\u017ee ubla\u017eiti rizik velikog skoka, ali ne re\u0161ava problem previsoke po\u010detne obaveze.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Plafon kamate nije isto \u0161to i kredit bez rizika<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Kredit sa ograni\u010denom kamatnom stopom mo\u017ee biti koristan model, ali samo ako kupac zna \u0161ta je ograni\u010deno, koliko dugo ograni\u010denje traje i koliko ta sigurnost ko\u0161ta. Plafon kamate smanjuje jedan deo rizika, ali ne uklanja potrebu da se uporede NKS, EKS, mar\u017ea, rok otplate i ukupan iznos koji \u0107e biti vra\u0107en banci. Zato kod ove vrste kredita najva\u017enije pitanje nije samo da li kamata ima plafon.
